How Landlords and Renters Get Rent Onto a Credit Report

On-time rent is usually invisible to FICO unless an approved furnisher reports it. A landlord cannot create a tradeline by mailing Equifax a note. The bureaus take Metro-2 files from companies that accept FCRA furnisher duties.

If you own the building

Use property software that already feeds Experian RentBureau, or a property-level partner such as Esusu. Experian’s RentBureau FAQ: no hard minimum record count, bulk is normal, Metro-2 over secure transfer. You become part of the accuracy/dispute chain.

If you rent

Ask if the property already reports. If not, tenant-side services (Boom, Piñata, RentTrack, and others) report to one or more of the three bureaus; some sell back-reporting of past on-time months. Read whether late rent is also reported — that can hurt.

What it will not do

It will not delete a collection. It will not outrun 80% utilization. It can help a thin file show payment history. Confirm it actually lands on Equifax, Experian, and TransUnion.
